Location
SeaTerra Esentepe is around 35 minutes drive from Ercan Airport, approximately 400 meters from the sea and 800 meters from the centre of Esentepe village. The village has shops, restaurants, a beautiful town square and is a 20 minute drive from Kyrenia. With the new golf course just 5 minutes away, this is set to become a key area.
SeaTerra Villas Esentepe is located just 15 minutes drive East of Kyrenia and a 25 minute drive North of Ercan airport. Situated minutes from Korineum Golf course and the Esentepe village, this is true prime location setting.
SeaTerra Reserve is about 30 minutes drive from Ercan airport, approximately 500m from the sea, 7km from Tatlisu village, with its local shops and restaurants, and 30 minutes drive from Kyrenia.
SeaTerra Bay is approximately 30 minutes drive from Ercan airport, 5km from tatlisu village and 30 minutes drive from Kyrenia.
SeaTerra Marina is about 30 minute's drive from Ercan Airport, 3km from Tatlisu village, with its local shops and restaurants, and 35 minute's drive from Kyrenia, the main coastal town in North Cyprus. The stunning Tatlisu region is very much an up and coming area, and we anticipate that by the time our owners move in, there will be many more facilities on offer.
Completion dates
SeaTerra Esentepe was completed in November 2006.
SeaTerra Marina was completed in February 2007.
The completion date for the SeaTerra Bay is December 2007.
The completion date for the SeaTerra Reserve is October 2008.
The completion date for the SeaTerra Villas Esentepe is April 2009.
Maintenance charges
These are between £40 & £60 per apartment, per month (depending on which complex and apartment size). This will cover all maintenance of shared areas, the gardens, swimming pools, fitness centre, security, lighting of shared areas etc. Our management company will also offer a rental service for those owners wishing to rent out their apartments. We can provide more detailed information on this closer to the time. Villa maintenance fees will be available shortly.
Purchase procedure
When you decide on the apartment you like, you initially pay a reservation fee of £1,000 (£2,000 for a villa). You would then appoint a solicitor (we can give you recommendations) who would deal with the contract. You are able to appoint him/her power of attorney if you are not able to travel across at that time and he can then also apply for the purchase permit from the Interior Ministers office and transfer of title. They will charge approximately £1,000 for this service. The transfer of title takes around 6 months to complete. Your first instalment is due 30 days from the initial reservation.

Are the apartments Freehold or Leasehold?
All SeaTerra properties are Freehold TRNC title. You also get an equal share of the communal areas.
Solicitor fees
If you wish to instruct a local solicitor, and we suggest you do, he/she will charge around £ 1,200. We can give you a list of recommended solicitors
Parking facilities
There is on average at least one parking per property, located beside or very near to the apartment/villa.

Golf courses nearby

A full 18 hole golf course, the first in North Cyprus, is now open close to the village of Esentepe. Korineum Golf Course also has a 5 star plus Club House with spa and restaurant facilities. The course is 5 minutes drive from SeaTerra Esentepe, about 10-15 minute's drive from SeaTerra Marina and SeaTerra Bay and only minutes from SeaTerra Villas Esentepe.

Easyjet (http://www.easyjet.com/) fly from Luton to Istanbul, at present there would be a reasonable wait before your could get a connection to Ercan with Pegasus Airways. Alternatively, you could travel to Istanbul’s main airport and get a connection to Ercan with Atlasjet (+90 212 44 40 387 http://www.atlasjet.com/en/default.asp), CTA or Turkish Airlines.

Is it safe to buy in Northern Cyprus?
It is safe to buy in North Cyprus provided the right title deed applies to the property. There are three types of freehold title talked about in North Cyprus.

Pre 1974 Turkish Title. This is OK, but very hard to find now.
TRNC Esdeger (Exchange) Title. This means that the Turkish Cypriot owner has been given this land in exchange for the equivalent piece of land they owned in the South. This type of land is increasingly hard to find, especially close to the sea.
TRNC TMD Title. This land is also known as gifted land. It was given to Turkish nationals in return for farming the land for a minimum of 15 years or for military service.

The government are keen to recognise both TRNC title deeds under the one heading - TRNC freehold. New title deeds issued for those previously described as Esdeger or TMD are now under this one heading.

Some reports from other areas state that land in the North is unsafe due to the future possibility of it being reclaimed or compensation payable against it. With the implementation of the Property Board and the new Property Law, the guidelines for future claims are much more black and white.

The Property Board was set up at the request of the European Court of Human Rights in order to provide an appropriate channel for any property claims to go through the TRNC as apposed to the European Courts. This bill is known as the Property Law and it states that the government will be responsible for any compensation and as in the Annan plan, any TRNC title land will be safeguarded in terms of the current owners if it has been developed or improved.

The recent verdict at the High Court in London in favour of the Orams, a UK couple owning property in North Cyprus and taken to court by the former Greek Cypriot owner, shows that the UK courts are also now a closed door for legal claims against property owners in North Cyprus. Previous land claims that had been made to the European Court of Human Rights have been passed on to the TRNC Property Board, which it seems is now the only route future claims can legitimately take.
How long can I stay in Northern Cyprus?
British and the majority of Western Europeans receive an automatic 3 month visa on arrival. You can then apply for an extension to stay for longer or if you plan to settle permanently, apply for a residency permit.
Can I bring my pets with me?
Yes, providing that they have the necessary vaccinations on their pet passport form, which will have been completed by your local vet. They then spend a 4 week period in quarantine.
Can I drive with my UK license?
You can drive with your UK license for a period of 3 months, after this time you will need to apply for a permanent TRNC driving license. All driving in Cyprus is as UK, on the left.
Can I ship my personal possessions over from UK?
There are several container companies that provide this service, we recommend you obtain a selection of quotes beforehand.
What is the education system like in Northern Cyprus?
There are many bi-lingual schools in Northern Cyprus from infant through to University. The level of education given in the schools is generally high.
What is the official language spoken?
Turkish is the official language, but English is used widely, especially in business.
What is the time difference with the UK?
Northern Cyprus is 2 hours ahead of UK GMT time.
What is the voltage used?
The voltage is the same as UK and the plug sockets are 3 pin as in UK.
What is the climate like?
Cyprus has long, hot summers and short mild winters. The island receives around 300 days of sunshine a year and in summer temperatures easily reach the 30s. The sea temperature even in winter rarely drops below 16 degrees, making the opportunity to swim in clean, clear waters stretch long past the usual summer.
